New Junk Fee Law Effective Sept 2 – What You Can Do Now to Prepare
Dear Clients,
A new Massachusetts regulation—940 CMR 38.00 (the “Junk Fee” rule)—will take effect on September 2, 2025. This law will require rental advertisements to clearly disclose the total move-in cost (e.g., first, last, security, key) and to separately label any optional monthly fees (e.g., pet rent, parking, storage).
While YouGotListings will be releasing new tools on September 1 to help you meet these requirements more easily, there are things you can do now to start preparing.
What You Can Do Now to Get Ahead
While our current system is not yet fully designed for Junk Fee compliance, you can begin using existing tools to lay the groundwork:

Start Entering Move-In Cost Info

Use the Move-In Cost section on each listing’s details page

Or apply updates in bulk using the Bulk Update tool on the Rentals tab

These tools can help you start organizing the data you'll need once the regulation is in effect.
Coming September 1
We will release key updates that will support full compliance:

Move-In Cost fields at the Account level to apply default values across all listings

A new Monthly Fees section on both Listing and Account details pages
These features are being developed to give you the tools necessary to comply with the regulation’s disclosure and formatting requirements.
